Our Off-Market Investment The average person purchases a home with the help of a real estate agent – a home hound on an MLS (Multiple Listing Service) or Zillow that’s listed for sale.So what the heck is an off-market property and how do you get them!?The definition of an off-market property is one that isn’t listed publicly and is often found by word of mouth, from wholesalers sending letters stating ‘They’ll buy your house, no matter the condition!” or by knowing someone. These houses are typically purchased for under market value – YAY! – but may have issues or be full of junk – YIKES! – and that’s why the seller is selling.Since 2015, Mike and I have bought 6 properties off-market. And we just purchased another one! The current property came to us through a contractor Mike has worked with who put us in touch with the seller. Renting Your Primary: May Airbnb Stats We traveled quite a bit in May– spending 27 days in Canon City, then headed east for Memorial Day where we picked up a truck then drove back to Colorado. And rented our house out through Airbnb while we were away. While we are not full-time Airbnb Investors, this strategy has supplemented our lifestyle. Here’s the breakdown of our May Airbnb stats: Days Rented in May: 21 Guests: 3 separate groups (4 max each time) Cleaning Costs: $380 Hot Tub Maintenance: $100 Gross Profit: $4,164.00 Keeping in mind that we’ll pay income tax on the profit, have to purchase supplies for the house, and pay someone to check on the hot tub and water plants….it’s a great strategy in our tool belt!
