It’s officially summer in Denver – and new projects have us excited! Mike has a deck job in Golden and our new investment closed today & we are off to the races!The hot Denver market continues – with more inventory but slightly less demand due to higher interest rates. I recommend anyone interested in the current state of things to read articles from trusted sources to help understand the trajectory of the market, how it will impact home values and overvalued markets and how the current situation is not like 2008. Fear is fueled by misinformation and speculation – stay the course and focus on the facts and your own goals! 
Our Off-Market Investment 

The average person purchases a home with the help of a real estate agent – a home hound on an MLS (Multiple Listing Service) or Zillow that’s listed for sale.So what the heck is an off-market property and how do you get them!?The definition of an off-market property is one that isn’t listed publicly and is often found by word of mouth, from wholesalers sending letters stating ‘They’ll buy your house, no matter the condition!” or by knowing someone. These houses are typically purchased for under market value – YAY! – but may have issues or be full of junk – YIKES! – and that’s why the seller is selling.Since 2015, Mike and I have bought 6 properties off-market. And we just purchased another one! The current property came to us through a contractor Mike has worked with who put us in touch with the seller. Fast forward to me writing an offer, having a sewer inspection, creating a scope of work….and we have a flip project!Follow our progress on Instagram and Facebook.
Renting Your Primary: May Airbnb Stats

We traveled quite a bit in May– spending 27 days in Canon City, then headed east for Memorial Day where we picked up a truck then drove back to Colorado. And rented our house out through Airbnb while we were away. While we are not full-time Airbnb Investors, this strategy has supplemented our lifestyle.

Here’s the breakdown of our May Airbnb stats:
Days Rented in May: 21
Guests: 3 separate groups (4 max each time)
Cleaning Costs: $380
Hot Tub Maintenance: $100
Gross Profit: $4,164.00

Keeping in mind that we’ll pay income tax on the profit, have to purchase supplies for the house, and pay someone to check on the hot tub and water plants….it’s a great strategy in our tool belt! Email me if you’re interested in finding out more about renting your home using Airbnb!

It all began 20+ years ago, in high school, when a boy met a girl and fell in love. Big parties, summer vacations, a big red jeep. Happiness came easy and was plentiful. Ah, but youth is wasted on the young and so the boy and girl went their separate ways.... Yup, that about sums it up. Oh That leaves us, Catie & Mike, 20+ years later. We saw the world apart & now are venturing through, exploring happiness together. From creating new tastes in the kitchen, to venturing to new countries, hiking, biking or skiing, tourino craft brews, entertaining friends and family, to upgrading the house, or flipping and gutting an investment property, it's us, enjoying the ride.
