Time flies when you’re having fun – and this past month has been full of Coloradical adventures! We headed to Palisade to explore vineyards & float on the Colorado River, we’ve been tubing down the Clear Creek in Golden, and have Paddle Boarded on Lake Granby.  My gratitude cup runs over thinking about living, working and investing in a state that offers so much to do. And we truly do spend time making adventuring a priority. 

A few other highlights have been listing our Rental Property, helping Mike on  the deck job – where he’s almost finished! – and building a custom lounge and sitting area for a friend. I see a new business in Mike’s Future!

I have been using the short term rental strategy in some way, shape or form since 2012. Yup, I’m old. 

On August 23rd, at 6pm at Oasis Brewing Co, I’ll be sitting on a Panel discussing all-things short-term rentals with the Rocky Mountain Women Invest Community.

Tips to Qualify Tenants – So You Don’t Waste Your or Their Time!

We currently have 3 long-term rentals with great tenants and our most recent rental is listed and ready for move-in. Having self-managed all of our rentals, one of the most time-consuming parts of being a landlord is getting a qualified tenant in. 

Here are a few tips I have found useful for qualifying – so you’re not wasting your time or theirs.  

  • Create a Google Doc with a canned response along with high level details bulleted, so you can easily copy & paste for each inquiry
  • Respond to each inquiry with the high level details of the listing – often people don’t read! – and make sure to highlight what’s needed to qualify 
  • Before scheduling a showing, have the person either fill out an application or create your own questionnaire that will allow you to assess if they will be a good fit – and vice versa!
  • Have an open-house that you announce to all who have applied – so you can meet people in person and again outline what’s needed to qualify
