Happy April
A new month and a new quarter is upon us and wow has a lot happened!
Mike started his new Superintendent job up in Fraser – he’s loving it & managing really cool projects. I’ve enjoyed snowshoeing, picking up some doggy clients (I walk dogs and puppy sit when I have time & now do so in Fraser!) My client closed on a rental property – getting  1% higher than list – and she couldn’t be happier to have lightened her load! I’m also working with a small business owner, helping them with some processes and marketing around hiring – reach out if you may need some help in your small business!

So what is top of mind in April?  
The NAR Settlement – What it means for the Real Estate Market  
This settlement will change the way properties are listed in the MLS as well as the transparency around commissions for real estate professionals. 
What about buying a home will change!?
The settlement brings about changes to how the commission will be displayed on the MLS and the requirements for Buyer’s Agents.                   
I recorded this video to my clients to explain what will be different come July.   
What About Rates!? Fed recently met and will be holding rates steady, although penciling in three-quarter percentage cuts this year, although did not state when.  Remember, real estate is extremely location specific, so if you have questions, reach out to a professional – like me! – to help you ascertain the information you’re looking for.

Rental Tips for Self-Managing  
Did you know that Property Management takes a huge chunk of your rental cash-flow? Now, each company is different, but the fees charged can really add up. I’ve been self-managing our rental portfolio – one that’s over 1,500 miles away – for over 10 years! 
Do I enlist people to help? Yes! 👋 Have a list of go-to contractors/companies you trust!
Do I have systems I use to rinse and repeat? Yes! 👏Create a house manual, calendar reminders for annual maintenance & automated emails for renewals and bill reminders. 
Do I educate myself on local laws? Yes! 👍Set an alert on Google for your city!
Are there things I’ve learned over the years? Yes 🙌 Before each new tenant moves in, create a video walkthrough of the home, fix or replace anything that’s not working, and deep clean the home and carpet!

I like to tell clients or anyone who’s going to self manage that being a landlord doesn’t have to give you a headache – but it will if you’re not prepared! From set-up fees, to placement fees, to advertising and marketing fees, and perhaps even monthly maintenance fees – if you’re thinking about enlisting a property management company, read the fine print!

Networking Galore! 
Have you ever heard the expression – Your Network is Your Net Worth? Well, who you hang out with, surround yourself with, listen to matters. I’m involved in several networking groups with all different kinds of interests. I’m sharing in the hopes that you might get inspired to join a group or maybe even start your one!
Money Minded Mavens – my female financial group started in 2018 that gets together monthly to discuss all things finance! 
BadAss Real Estate Investors – this is a Denver based real estate meetup group that has multiple events in different locations throughout the front range. I was co-hosting the Women’s group (until I started splitting my time….maybe I need to start one up in Fraser!)
SUMMIT Mastermind – this is a monthly recorded meeting with my colleague Anson Young and I, where we dive into all things investing and real estate. Aimed at agents who invest or work with investors, it’s a private group for agents in our brokerage
Accountability Alliance – this is an online accountability group that includes women who are small business owners, real estate investors, movers and shakers! We have ongoing conversations about our business and goals and hold each other accountable. 
Denver FI Mastermind Group – I recently joined this newly created group to gather with like-minded Financial Independent Advocates. I’ve been on the path to FI for years and love chatting about it! 
3rd Thursday Dinner Club – this is a club I often miss (due to being out of town!) but it’s comprised of friends who love to explore new restaurants in the Denver area. I’ve tried Daughter & Blanco most recently.   
Chapters – yup, this one is my book clob! I’m a very new member and just finished Remarkably Bright Creatures (really good!)

Tips & Teachings
The past few weeks have been a blur of goodness – with purging houses, traveling back and forth between Fraser & Arvada and preparing and improving our investment properties. Sometimes I have to stop and think about what I’ve actually got done due to it all flying at me so quickly! Curious if you keep track of the highlights of the week, month or quarter? No judgment if you don’t, but I’d encourage you to try it!
