Happy December!
Tis’ the holiday season & magic is in the air! 
After a wonderful trip to Mexico City and a beautiful thanksgiving with friends, December is upon us with gusto! Mike and I headed into the Arapaho forest to cut down a Christmas tree and have skied several times at Winter Park Resort. It’s been a lovely start to the winter season! 



Relevant Real Estate Tidbits
As 2024 ends and 2025 begins, questions about the housing market ring in the air.
The market will be shaped by several key factors:
Interest Rates While the Federal Reserve has recently cut rates, mortgage rates have not followed in lockstep. Rates are influenced more by investor expectations about inflation and long-term economic growth. Predictions suggest that mortgage rates could gradually decline through early 2025, though significant drops are unlikely until inflation is consistently lower and economic conditions stabilize​
Inventory Housing inventory remains constrained due to high costs of moving, limited new construction, and owners holding onto low-interest mortgages. New housing starts are expected to pick up slightly in 2025, particularly for multifamily units, but the overall supply will still lag demand. This ongoing shortage is likely to keep inventory tight, especially in competitive markets​
Home Prices Home prices are expected to remain steady or increase slightly, driven by low inventory. However, the pace of price appreciation is predicted to slow compared to previous years. By the end of 2024, home price growth is projected to range from 3.8% to 6.1%, slowing further to around 2% to 3% year-over-year growth in 2025​

Market Activity Buyers may benefit from marginally improved affordability due to slowing price growth and potential rate reductions. Sellers, however, will face increased competition from builders offering lower-priced homes with incentives. Renters will continue to find renting more affordable than buying in most markets, though this gap is expected to narrow slightly​.Overall, expect a continued affordability challenge but with some easing as mortgage rates decline modestly. Buyers and sellers should stay informed about local market dynamics, as conditions can vary significantly by region.

Happy Money Webinar Series!
I just came back from a Women’s Retreat full of amazing women doing huge things, making HUGE money, and dreaming of bigger and better for themselves. Tips & Teachings
Close your eyes and think of yourself ten years in the future. What are you surrounded by? Where are you living? What did you do that day? Who is in your life?
These questions are a part of an exercise in an amazing book Epic, the Women’s Power Playbook and in the women’s retreat I just returned from, we talked a lot about the power the next decade of your life can hold! I invite you to play this game (and get the book, it’s amazing!) What do you want and desire for yourself in the next 10 years? Think BIG! Think EPIC! To help with this, write down all you’ve accomplished, overcome, learned, bought, sold, discovered, traveled, loved, lost, connected with over the past decade?   

Another fun exercise: choosing a word for the upcoming year! Here’s How:
Consider your goals: Think about what you want to do in the year ahead, and what skills or characteristics you want to develop to achieve those goals. You can also consider what you need or want more of in your life. 
Reflect on the past year: Consider what you enjoyed about the past year, what worked well for you, and what you didn’t like. You can use these lessons to help you envision how you want the next year to go. 
Choose a word that resonates with you: Pick a word that reflects who you want to be, and do, rather than something you think you should do. 
Avoid outside influence: Resist the urge to run the word by someone before you choose it. 
Make it your own: The word should be authentic and reflect you, and no one else. 
Keep it close: Write your word down and keep it somewhere you’ll see it, like in your planner, on a sticky note, or as a screensaver.
