Happy February!! Love is in the air…and it’s not just because rates are under 7% right now! Denver Metro housing market experienced a strong start to the year. There was an uptick in both buyer and seller activity. The number of listings that moved from Active to Pending status increased nearly 50% from December, indicating increased closings in the upcoming months. If that doesn’t pull on your heart strings, I don’t know what will! Although sellers brought 69% more New Listings to the market than we saw in December, inventory levels remain low, especially in the more affordable price ranges. So if you’re ready to have a conversation about preparing to buy or sell – reach out! On a personal note, I got out to snowshoe in Frisco, hike 4 miles of the Peaks Trail in Breckenridge, and walk around McIntosh Lake in Longmont. I’m just 2 months out of total hip replacement surgery, so am excited to be moving my body again, even if it’s not skiing! So what is top of mind in February? Silver Tsunami’s Impact on Housing With 10,000 people turning 65 a day, this silver tsunami could drastically affect the housing market. Navigating the Investing Roller Coaster with Your Partner One of my favorite real estate groups in the Denver area, Rocky Mountain Women Invest, asked Mike and I to participate in a real estate panel all about investing with your partner – and we are excited! I am writing a Guide that dives into the tactical pieces of how to tackle investing in real estate that I’ll be teasing out at the event – sign up to get a copy! |
How to Use Real Estate to Build Your Dream Life Have you ever thought about your income stream like a table? If your table only has one leg, it has a higher probability of toppling over. Ensuring multiple legs in your financial table means diversifying your income and a few ways to do that is to create a side hustle or business, invest in the stock market or my absolute favorite, purchase real estate. Why Real Estate? If you’re trying to replace income or supplement it, having a cash-flowing asset should be a priority. But how do you know if it’s going to cashflow? The formula: Cash Flow = Total Income – Total Expenses Multiple ways to Leverage Real Estate If you’re not looking to replace your income immediately, there are multiple ways to use real estate to slowly build wealth. From short-term renting or house-hacking to flipping houses to make a large-sum profit, to purchasing long-term or medium term rentals that cash flow, I have experience with a number of different strategies. With the combination of my W-2 when I had it, saving aggressively into retirement vehicles and Index Funds, and purchasing rentals slowly, I have built multiple income streams that fund my ideal life. It’s not a get-rich-quick scheme, real estate is a long-term game, but one that can vastly expedite your financial goals! Want to talk through your options? Let’s talk – reach out! Coming Soon! Tips & TeachingsI’ve been extremely mindful of how I’m spending my time & energy this past month – tracking my workouts, time blocking my days, being intentional about plans and decisions to say yes to things. I’ve also been practicing leaving time and space for spontaneity, especially when cool things arise – and in Colorado, with my friend group, they often do! It’s been an incredible start to the year, so I’m extremely excited to keep the momentum. Here are quotes, podcasts and books I’ve read over the past month that really spoke to me. Enjoy!
