Happy March! Spring is in the air here in Denver and I’m taking full advantage! Recently, I had a history themed staycation in the mile high city, where I visited and toured the Capital, learned about Colorado’s History at the CO History Museum and took a guided walking tour of the Pennsylvania Avenue mansions’ – where all of Denver’s moguls lived. Highly recommend these tours and spending a weekend learning about the city you live in. On a personal note, Mike got a huge job up in Fraser Colorado, so we will be moving to the mountains!! I will be splitting my time for the next several months between the Front Range and the Mountains so I can continue to serve my clients and manage our rentals. So excited for this new adventure! With the average 30-year mortgage at 6.9% (as of 2/28/2024) sellers may still be a bit timid to let go of their low-interest investment, straining inventory. Inflation, Economy & Consumer Confidence Prices of services are rising, restoring confidence in job markets with wage growth is a priority and consumer confidence around inflation is better (consumers state that they anticipate inflation to be at 5.2% in the next year. Denver is seeing more housing inventory Number of listed homes spiked last month – thank goodness! – although homes seem to be sitting on market longer. Tips For Home Buyers – Lessons from the Market I had the pleasure of assisting two new home buyers with the purchase of their first home last month and I couldn’t be happier for them! We started both processes in similar fashion, describing the fiduciary responsibility I had towards them, how we should be communicating, and outlining the home viewing process. Here are a few tips on the pre-buying process that may help anyone who may be thinking of getting into the real estate market in the next 3-6-9 months! Before you start looking….Understand Your Budget – Take a look at your current fixed expenses, understand your debts and then talk to a few lenders who can help you understand your whole financial picture and the current rates. Talk to a Few Lenders – Each Lender offers different products, with different rates and qualifications. While it’s extremely important to Know the Areas – Getting specific about the location you’d like to be, with access to the things that are important to you, with the schools, coffee shops and parks you want. Talk to a local real estate professional – like me! Questions to ask and Ponder….How much do you want to put down (downpayment) and what will that do to your monthly payments? What are the current mortgage rates? Do you have to sell your current home for the purchase or could you rent it? How many days on market do the homes in that area have on average?
