Long-term rentals are not the same as a short or mid-term rental. Don’t let anyone tell you different!
I’ve been managing short-term rentals since 2012, and if there’s one thing I’ve learned, it’s this: guests want comfort, convenience, and, increasingly, a touch of luxury. Whether it’s a short weekend getaway or a mid-term stay, people want a place that feels like home—or, better yet, better than home. Over the years, I’ve fine-tuned what makes a rental truly stand out, and there are a few must-haves that I now consider essential for making sure guests leave glowing reviews and come back again.
The Basics: Making It Feel Like Home
Your guests are paying for more than just a place to sleep; they want an experience. High-quality linens and towels, and a comfy mattress are non-negotiable. A well-stocked kitchen, including sharp knives, a blender, wine opener, toaster oven, good coffee maker, basic pots & pans and a microwave are musts. Guests expect fast Wi-Fi & smart TVs, even if they’re only staying for the weekend. While it doesn’t have to be decorated to the nines, having a few focal pieces that make the home feel beautiful and lived in will give it a cozy feel. Why? Because no one wants to feel like they’re roughing it, especially if they’re paying a premium. These comforts make a big difference in guest satisfaction – and reviews.
A Touch of Luxury
Now, if you really want to elevate your rental, go the extra mile with a few luxury touches. Mid-tier and high-end properties benefit from amenities like heated floors, high-end toiletries, and local coffee or wine selections. Think about offering spa-quality towels or a plethera of pillow & blanket choices. Adding a hot tub, home gym area, sauna or bikes guests can use while staying go a long way! Your guests might not know they want these things, but once they have them, it’s hard to go back to basic.
Technology and Convenience
Self-check-in via smart locks is no longer a perk—it’s an expectation. Guests want ease and flexibility, especially when arriving late. Plus, consider a detailed digital or printed guidebook that covers everything from local attractions to the Wi-Fi password, trash schedule, and how to work the TV remote. It’s the small, thoughtful touches that go a long way in making their stay feel seamless.
Why It Matters
In the competitive world of short-term rentals, it’s the details that set you apart. Guests, especially those paying for a mountain getaway or special experience, want to feel like they’re getting their money’s worth—and then some. From cozy spaces to luxurious perks, it’s about exceeding their expectations at every turn.
