What’s the Denver Market Doing? Here’s a snapshot (October)
The market held steady this October, showing signs of growing balance between buyers and sellers. Closed sales dipped just 2% year over year, and the median price edged down only 1% to $590,000—proof that prices remain resilient even as activity cools. Homes spent a median of 35 days on market (seven days longer than last year), giving buyers a little more room to breathe. Affordable homes in the $300K–$399K range moved the quickest at just 30 days.
Inventory stayed tight with new listings down 4%, but buyer demand stayed active—pending sales rose 3%. Mid-range homes ($500K–$600K) led the way with the most closings, and nearly 500 homes sold over $1M, showing continued strength in the luxury segment.
Overall, buyers are gaining negotiating power, while sellers who price strategically and present well continue to attract serious interest.

What’s happening with rates!?
After years of aggressive rate-hikes, the Fed is cautiously easing—bringing its benchmark rate down to 3.75-4.00 %. But this is a measured move, not a rapid drop. For the rest of 2025, one more modest cut is possible—but don’t bank on big reductions unless inflation or the job market makes a dramatic turn. What that means for the housing market: a little more breathing space and negotiation room for buyers, but nothing like a full-blown rate relief scenario.
