Hello Mud Season! It’s wet (thank goodness!) which means it’s the season of cozy working sessions at coffee shops (been going to Rocky Mountain Roastery and it’s been lovely!) and hanging with my local crew. Last few weeks have been a fun mix of deals & community – man, I love where I live and what I do
I helped a client sell their condo at the Inn at Silvercreek — and it was structured as a seller financing deal (I break down the high level details in this video). Not as complicated as you may think, seller financing can be a great option and can be structured multiple different ways. It was really interesting to learn how to navigate this creative deal in this market.
I also got to dress up and attend the Grand County Gala at the Headwaters Center — always a great reminder of how strong and connected the community is up here.

What’s Happening in the Market
Denver Market Snapshot
The Denver market is… shifting, but not crashing (despite what headlines want you to believe).
What I’m seeing:
- Prices aren’t moving the same across the board
Single-family homes are still climbing (now ~$805K), while condos/townhomes dipped slightly YoY.
→ Translation: different strategies depending on what you’re buying or selling. - Demand is picking back up
Pendings are up 8% YoY (10% for single-family).
→ Buyers are still out there… they’re just being more selective. - Homes are selling faster
Average days on market dropped to ~39 days.
→ The right homes (priced well) are not sitting. - More inventory… but not everywhere
Supply is up month-over-month, but still down YoY.
→ We’re not in an oversupply situation — just a more balanced one. - Negotiation is back (slightly)
Homes are closing at ~97.6% of list price.
→ Pricing still matters… but buyers have a little more room to negotiate.
What this means:
For buyers:
You finally have leverage again. Negotiation is back on the table, inspection objections are sticking, and you’re not competing with 15 offers.
For sellers:
Pricing strategy matters more than ever. The homes that are priced right and show well are still selling — just not instantly. Overpricing = sitting.
Fraser / Winter Park Market
Up in the mountains, we’re seeing a similar but slightly delayed version of this shift.
Areas like Fraser and Winter Park are:
- Seeing longer days on market (especially in shoulder season)
- Experiencing more selective buyers
- Still holding relatively strong on pricing compared to Denver
Key callout:
Seasonality matters a lot up here. Mud season = fewer buyers actively looking, which can skew stats.
For buyers:
This is one of the best windows of the year to negotiate before summer demand picks up.
For sellers:
You’re playing a timing + pricing game. If you need to sell now, pricing strategically is everything. If not, summer will bring more eyes.
What’s Going On in the Economy (and Why It Matters)
It feels chaotic as of late and instead of doomscrolling or spinning into a frenzy, I like to educate myself and stay as close to the facts as possible. There’s been a lot of noise lately coming from Jerome Powell and the Federal Reserve.
The short version:
- Inflation is still being watched closely
- The Fed is staying cautious
- Rate cuts are not guaranteed in the immediate future
Translation to real estate:
- Interest rates may stay higher for longer
- Buyers are adjusting expectations (and budgets)
- The market is normalizing — not collapsing
The biggest mistake?

If you’ve spent a spring in the mountains, you know… it’s not always the postcard version of Colorado. We often get all four seasons in a single day – and the fun of mud season has started (although it’s not as muddy as years past due to the lack of snow!)
