Happy February!!

Love is in the air…and it’s not just because rates are under 7% right now! Denver Metro housing market experienced a strong start to the year. There was an uptick in both buyer and seller activity. The number of listings that moved from Active to Pending status increased nearly 50% from December, indicating increased closings in the upcoming months.  If that doesn’t pull on your heart strings, I don’t know what will! 
Although sellers brought 69% more New Listings to the market than we saw in December, inventory levels remain low, especially in the more affordable price ranges. So if you’re ready to have a conversation about preparing to buy or sell – reach out!

On a personal note, I got out to snowshoe in Frisco, hike 4 miles of the Peaks Trail in Breckenridge, and walk around McIntosh Lake in Longmont. I’m just 2 months out of total hip replacement surgery, so am excited to be moving my body again, even if it’s not skiing!

Mortgage Applications are Up in January  Mortgage applications to purchase a home rose 8% last week (January 24th) compared with the previous week, according to the Mortgage Bankers Association’s seasonally adjusted index. Remember, real estate is extremely location specific, so if you have questions, reach out to a professional – like me! – to help you ascertain the information you’re looking for.   If you are looking for help with your rentals, finding a tenant or setting up your rental, don’t hesitate to reach out!

From short-term renting or house-hacking to flipping houses to make a large-sum profit, to purchasing long-term or medium term rentals that cash flow, I have experience with a number of different strategies. With the combination of my W-2 when I had it, saving aggressively into retirement vehicles and Index Funds, and purchasing rentals slowly, I have built multiple income streams that fund my ideal life.
