Happy 2024!! Welcome to the New Year and hope you had an amazing end to the year! Have you had time to reflect on last year? What worked, what didn’t, where you spent your time and maybe where you shouldn’t have? Last year was full of adventure & a lot of my goals centered around pursuing joy. Yes, I also had real estate & business goals in the mix, I just focused a lot of energy launching into adventure. Saying Goodbye to the Rate-Lock Effect? 85% of current mortgages are below 5% and it’s been a problem for sellers and buyers. Inventory is slated to be low still, although the new construction uptick may propose more options. Will First Time Home Buyers May Finally Get off the Bench? Affordability took a lot of first time home buyers out of the market, with average mortgage payments hitting an all-time high. Pent-up demand may affect prices in the coming year and residential real estate transactions were down 25% last year. What about Denver? The prediction is that home prices in Denver will decline modestly here in Denver. A few weeks ago, my man Anson Young told me about a project he was working on and asked if he could interview me as part of his initial launch. Ummmm, yes please! Anson’s Property Squad is a new podcast all about real estate investors, sharing their stories, strategies and the ins and outs of how they did it. The good, bad & ugly! I was honored to share my stories around househacking, renting out my primary home while on vacation, and generating income that allowed me to pay grocery bills, mortgages and even vacations! Take a listen here and let me know if you’re interested in this strategy (just reply to this email with any questions!)But, What Do You Have to Do to Rent Your Home OUT!? It may sound too good to be true – making $22,000 while you were on vacation!? Believe me, there are ins and outs that you have to consider and prepare for if you’re going to rent out your primary home to make extra money while you travel. I wrote a Guide about my experiences, lessons learned, and tactical pieces of actually setting this up. Check it out if this is something you are considering! And I’m offering a free consultation for those on my newsletter list who would like to ask any questions after they’ve read it! Reach out to me if you’d like a consultation with me! 30-Day Action Plan I love strategizing, dreaming, plotting and planning to move towards those things I want in my life. I can also get stuck in that planning phase, refining it over and over and over……when really, I just need to put the plan into action and execute. This year, I’m going to incorporate the principles from the 12-week year and boil down goals and focus into quarters and create 30 day action plans for each month. The main focus will be my north star, with personal & professional goals broken down by tactics and due dates. By putting a line in the sand with due dates, the tactical pieces won’t get stuck in the planning phase. And the healthy habits I want to track (example of mine are how many miles walked per day/week, date nights with me and Mike, morning routines and non-drinking days). Here’s the template I’m using – feel free to print and use! Tips & TeachingsThe New Year doesn’t have to be a time you scratch everything from years past, although sometimes glancing at social media makes you think you should be reinventing yourself completely. I like to use this time as a reset – adjusting things that aren’t working – and doubling down on what is working and moving me forward. Here are quotes, podcasts and books I’ve read over the past month that really spoke to me. Enjoy!
