March into the Sun! 

  

The first quarter of the year is coming to a close and it’s been a wild ride in the market here in the Denver Metro – here are some tidbits: 

 

  • Inventory slightly down  year over year

  • Median home sales prices down 2% 

(5.3% in Jefferson County) 

  • Interest rates rising by 2% points year over year (as of mid-February) and increases are expected to rise through June

  • NAR reported typical home prices over the past three years have increased 42%

 

Best time to buy was 10+ years ago – second best time is now! Reach out if you or someone you know is looking to buy or sell – or if you have questions! 

 

On a personal note, I’ve been focused on education and educating, networking with like-minded people, consistently working out and enjoying time skiing with friends. Essentially, putting time and effort into the things I enjoy and value. And truth be told, I’m trying to lean into the journey more than the destination….because sometimes the journey can seem a bit boring, a bit scary or a bit unsettling. Consistency beats intensity every time!

Come Visit Colorado this Summer! 

We bought a timeshare on the Grand Lodge at Peak 7 several years ago – basically to get parking for the winter – and fell in love with Breckenridge in the summer. The amazing trails, lakes, and outdoor goodness in the summer is truly breathtaking – I wrote about our fabulous time in two blog posts – check em’ out: Staycation in Breckenridge Part I and Staycation in Breckenridge Part II.

This year, we’re traveling the week of our time share so are offering it up to friends, family or anyone who wants to come and enjoy all Colorado has to offer this summer. Here are details – email me if you are interested or have questions! 

  • Dates: Full week from Saturday, July 29 – August 5, 2023 (not able to adjust)

  • Accommodations: Luxury 1-bedroom Suite with King Bed & pull out sofa, kitchenette with microwave & stovetop. Sleeps 4, no pets. 

  • What’s Included: Access to all amenities at the Grand Lodge on Peak 7 including hot tubs, sauna, steam room, grills, courtesy shuttle that takes you into town, 1 parking spot, Gondola access  

  • Cost: $1,200 (deposit due upon confirmation)

  • Reservation Needs: I’ll need your name & email to give to the concierge and then you’ll receive all information for your stay!

House Hacking 101

When I was a girl, it was called  having a Roommate  

Have you ever heard of the term House Hacking? If you follow any real estate trend, I’m sure you do, but for those who don’t….it’s purchasing a home you will live in, then rent out another portion of it. Whether it be a room, a whole side of the house (think duplex) or a portion of your home (think lock off or basement apartment). 

 

And when I was a girl, it was called having a roommate.  Although House Hacking sounds a lot cooler. 

 

In my new email series, I go into depth about how I used the House Hacking strategy to get started in real estate – although I don’t think I was really conscious that I was implementing a strategy of any kind. 

Here are three ways I exercised the House Hacking Strategy to supplement living expenses:

 

  • I had actual roommates live with me – several over the years 

  • I rented out a room in my house – in both my first home and our home in Colorado – through Airbnb to people coming to the area to visit 

  • When a flip we completed wouldn’t sell, we furnished it, placed both the investment property and our primary on Airbnb – moving in between the two to cover holding costs      


This strategy helped not only propel my savings rate, but my trajectory into real estate.  And I truly believe the House Hacking strategy is the best way to start building wealth through real estate. SUMMIT Mastermind

Two years ago, my friend and Mentor Anson Young and I started a monthly Mastermind within our brokerage – the audience being agents who also invested in real estate. Fast forward two years, and we’ve had dozens of episodes, featuring guests  who were experts in their field, sharing their strategies and answering questions.   2. Focus matters.  

  3. Meaningful change can’t happen unless it is driven by self-acceptance.
