Grateful it’s fall, grateful for an upcoming Yoga Retreat I’ll be attending this month (it was a goal this year to take an alone trip!) and I’m extremely grateful for where I am. In all senses of the word.

Homes in Denver have appreciated in the last 3 years:2022: +11.6% 2021: +17.2% 2020: +8.7% and since 2019, single-family house prices have grown nearly 43%

So You want to be a Landlord?   
Several of my friends have investment properties and I couldn’t be prouder! Lots of them have held onto their first homes, rented them out, then purchased another. This is a wonderful way to build a portfolio and have an additional stream of income – and here are some tips if you’re thinking of doing the same. 

1. Research Landlord Insurance, Rents in the area you’re looking in (I use Rentometer & Zillow), talk to an agent to understand pricing in the area, then talk to a lender to see what you can afford!   
2. Make sure your numbers make sense. Jot down all of the costs of the home you’ll be purchasing – trash, water/sewer, insurance, yard maintenance, HOA (if you have one), mortgage, taxes – and subtract that from the rent you’ll receive. This is your cash flow. 
3. Plan for Capital Expenses & Maintenance. Save for things that could go wrong – a broken appliance, a new roof, painting/hole patching for tenant turnovers.   There are quite a few things to make sure of before you get started – but purchasing a rental is a great way to build long-term wealth. Reach out to me if you’d like an investment property consultation with me!

Since 2012, I’ve been renting a portion of my house to supplement my living expenses. Initially, I was renting a room out because I had an extra room and some extra money was nice! Then I started making pretty decent money. Not enough to quit the day job, but I covered utility bills, grocery bills, fun- money. And eventually, I started to rent the whole house while traveling and the money got REAL. Covering all living expenses-real. I’ve talked about this strategy on panels, in newsletters, on podcasts – and I finally put pen to paper to detail this strategy so others can put it into action.

Tips & Teachings
It’s the time of year when I start reflecting on the past year. The good, the bad, what’s working, what needs work.
And the extreme gratitude & abundance I have.     
 It can be easy to forget the good when there’s so much horrible in the world, when things go wrong or when uncertainty creeps in. So I’ve been focusing on what I can control, what I have in abundance and what I can work on!    
Detach from the outcome and attach to the process.   
How am I showing up? 
Decide how you want your life to look, then work like hell to create it. And it will be work at times.
