Happy June! 
Summer is officially here in Colorado – although it’s been a really wet spring. Property tax assessments came out recently and most are up considerably. Find information about the assessments for Jefferson County or Denver.  My friend, mentor and fellow investor Anson Young filed a really informative video that dives into this. 

In other Real Estate News, the Colorado Supreme Court ruled that landlords must provide 30 days’ notice of an eviction for federally supported housing units, a requirement that Congress enacted in the early COVID days that had never expired. The landlord association said, “Permanently extending this time to 30 days will necessarily result in additional delays and expense in regaining possession of rental properties and hence in lost rental income, and will also result in delays in the turnover of properties during a time of severe housing shortage.” 

As for the Denver Market, below are some high level stats:

Arvada new listings are down 24% year over year and days on market are up 230% while prices are down 6% year over year  
Wheat Ridge new listings are down 22% year over year and days on market are up 260% while prices are down 7% year over year 
Lakewood new listings are down 22% year over  year and days on market are up 220% while prices are down 3% year over year

How Much Does it Cost to Rent?  
I recently spoke with someone moving to Denver, who wanted some perspective on neighborhoods. Not quite ready to purchase, they were interested in renting – so I dug into how much it cost to rent in some of the coolest neighborhoods in the area: 

Old Town ArvadaOld Town Arvada is near and dear to my heart, as Mike and I live walking distance from the lively scene! From Breweries (DBC & New Image are favorites) to coffee shops (Bluegrass Coffee & Bourbon which also doubles as an amazing bar! ) and restaurants to frisbee golf courses, parks and the Ralston Creek Bike path!

Median rent for a 1-bedroom $1,295 (as of April 2023)

Highlands/West HighlandsRestaurants galore, art galleries, city views from rooftop bars….The Denver Highlands is a fabulous neighborhood for walkability and vibe. There are three distinct areas that make up this area – Highlands Square, Tennyson St and LoHi.

Median Rent for a 1-bedroom $2,073

Berkeley (near/on Tennyson)The Berkeley neighborhood, especially Tennyson St, is urban sprawl in all its glory! Artisan pizza, coffee shops that you can curl up in, patio bars that have happy hours with amazing people watching and adorable shops.

Median Rent for a 1-bedroom is $1980

Sloan’s Lake/Edgewater Mountain views with city feels, Sloan’s Lake has become quite a hot spot. The lake allows boating, and Paddle Boarding and there’s a paved 2.6 mile loop around the lake. And if you get thirsty, Odell Brewing Co and Joy Ride Brewing can quench your thirst! Hungry little fella? Head to the Edgewater Public Market to try more than 15 food stalls with food from around the world, then stroll the cute shops or hang in Roger’s Bar.

LoDo If you’re more of a city go-er, LoDo may be the spot! While it’s Denver’s oldest neighborhood, it’s got some of the city’s newest vibes. From Larimer Square to Union Station, there are tons of hip digs to visit.

Cheesman ParkSmall but mighty Cheesman Park neighborhood has a little bit of everything. Great restaurants, the Denver Botanical Gardens, ice cream parlors and coffee shops.

Golden , ColoradoNamed for the discovery of gold in the mid-nineteenth century, Golden is now a vibrant scene of natural beauty and hip scenary. From hikes on North and South Table mountain to floating down the clear creek in the summer
